About TurnScope

The move-out scope, written for you.

TurnScope turns a phone walkthrough of a vacant unit into a priced scope of work, with a photo for every repair and the tenant and owner charges already split. It doesn't replace the software you run your properties on. It does the part of the turn that still gets done by hand.

Why it exists

The slowest part of a turn is before the work starts.

TurnScope was started by Mateo, who spent three years flipping houses and working in real estate. The repairs were never the slow part. Walking the place, writing down everything that needed doing, and pricing it out was.

In apartments that step happens on every move-out, and it's usually still a person with a notepad, a price sheet and a phone full of photos. Then someone has to work out what's normal wear and what the tenant owes. TurnScope does that step in minutes, the same way every time.

How it works

Walk it, talk it, get the scope.

1

Walk the unit

Your tech opens TurnScope in their phone's browser, picks a room and records while saying what they see: “outlet cover cracked,” “scuffs on this wall.” No app to install, no checklist to tap through.

2

TurnScope builds the scope

The video and narration are analyzed room by room. The AI only reports what it sees and hears. Prices come from your own rate sheet, calculated in ordinary code, so the same unit always prices the same way.

3

You get the report

A PDF with every repair priced and photographed, the tenant and owner split worked out with depreciation, and the tenant charges totaled by your own charge codes, ready to enter on the move-out statement.

Works alongside your software

Keep your systems. Lose the paperwork.

TurnScope isn't a property management system and doesn't try to be one. Keep Yardi, AppFolio, Entrata, RealPage, Buildium, HappyCo or whatever you use today. TurnScope sits next to them and takes over a few specific jobs.

What TurnScope takes over

  • Writing the move-out scope room by room
  • Pricing it from your rate sheet
  • Wear vs. damage, with depreciation shown on every line
  • Finding the photo that backs up each charge
  • Totaling tenant charges by your charge codes

What stays where it is

  • Your property management system: leases, ledgers, accounting
  • Your work orders and how you assign vendors
  • Your inspection app for everything other than the move-out scope
  • Your final say: you review every charge before it goes anywhere

There's no direct connection between TurnScope and those systems today, and you don't need one to use it. The report and the charge-code totals go into your system the same way an inspection does now, just with far less typing.

Who it's for

Anyone who turns units and charges deposits.

Maintenance teams

Walk and talk instead of writing it up. The scope is done when the walkthrough is.

Property managers

Charges you can defend, with a photo and the depreciation math on every line, and fewer deposit arguments.

Owners and operators

Every unit scoped and priced the same way, at every property, by every tech.

Common questions

Do we have to switch from the software we use now?

No. TurnScope works alongside your property management system and inspection app. It replaces the hand-written move-out scope and the math behind the charges, not the systems you run your business on.

Does it connect to Yardi or our other software?

Not directly, yet. You don't need it to: each report includes the tenant charges totaled by your charge codes, so posting them is a few lines instead of every item. A direct connection is on the roadmap.

Who decides the final charges?

You do. TurnScope prepares the scope and the split, shows how every number was reached, and leaves the decision to your team. It doesn't post anything to a tenant's account on its own.

What does it cost to try?

Your first scan is free, priced on our default rates so you can see a full report on one of your own units. After that, see pricing.

What do our techs need?

A phone with a camera and a browser. No app install, and most techs are comfortable after their first room.
